Overview
Insights was appointed to evaluate a strategic land parcel in Abha and determine its Highest and Best Use (HBU) potential. The assignment aimed to identify the most commercially viable development mix while supporting the client’s long-term hospitality and investment objectives.
Scope of Work
Following the HBU analysis, Insights developed a comprehensive market and financial feasibility study covering hospitality, retail, cultural, and entertainment components. The study assessed regional tourism drivers, demand segmentation, and financial performance under multiple scenarios to ensure investment sustainability.
Based on the findings, Insights led the hospitality operator selection process, benchmarking local and international brands to identify optimal fit in terms of positioning, scale, and partnership model. The final concept incorporated a high-end resort, a branded hotel, a retail mall, and cultural and entertainment facilities, designed to position the site as a year-round destination in the Asir highlands.
Outcome
The project’s robust feasibility model and strategic operator alignment enabled the client to successfully secure Tourism Development Fund (TDF) financing. Insights’ integrated advisory support from HBU through feasibility validation and operator engagement provided a bankable foundation for a landmark tourism and lifestyle development in southern Saudi Arabia.
