Insights was appointed by a government-owned real estate entity to develop a comprehensive commercial and residential strategy for one of the Kingdom’s largest mixed-use developments. The engagement focused on optimizing the commercial retail mix, improving tenant allocation, and designing a phase-wise residential rollout plan aligned with market absorption and infrastructure readiness.
Scope of Work
Insights advised on the commercial strategy, including the identification of anchor tenants, zoning of retail clusters, and distribution of leasable areas across different retail segments such as F&B, lifestyle, services, and entertainment. The study incorporated benchmarking of leading Saudi retail destinations and demand-based sizing of each component to ensure sustainable footfall and return on investment.
In parallel, the team prepared a residential rollout strategy for over 50,000 housing units, prioritizing phasing by demand profiles, target demographics, and financing cycles. This structured rollout plan enabled the client to align construction milestones, community infrastructure, and marketing strategy with market absorption rates and investor interest.
